Fee Structure


All rental enquiries are dealt with quickly and inspections can be made available to suit the tenant's availability. Even the open homes are not just the standard 10 minutes, we believe in maximising this opportunity with allowing a minimum of 30 minutes for rental inspections. Keys are never handed over to the prospective tenants and they are accompanied by me through the tour of your property. This also gives me the opportunity to meet with perspective tenants and establish what their requirements are, to ensure the best possible match.

We use the most up to date databases for reference checks to ensure the most suitable candidate is chosen. All candidates' applications are made available to the investor for final evaluation.

Tenancy Verification Process

  • All tenants are met at the property as part of the screening process, we will never hand over the keys to a prospective tenant.
  • We use all the latest systems to screen the tenants and ensure there are no defaults in their name. This includes both VEDA & TICA, with only 30% of agents in Queensland use both systems to screen tenants. 
  • Reference checks with previous or current Real Estate.
  • Verify income

Entry handover to tenants

A thorough entry condition report is completed by both Property Manger & tenant to ensure everything is well documented which minimises disputes down the track. Photographs are kept on record for verification. A welcome pack including a welcome gift is provided to the new tenants to ensure they have all the relevant information including RTA (Rental Tenancy Authority) information.

Routine inspections

Inspections are undertaken four times per year, and the landlord will receive a full detailed inspection report including photographs of your investment property

Maintenance and repairs

At Exposure we believe you do not have to wait for an inspection in order to ensure repairs and maintenance is carried out. With an extensive list of quality, licensed contractors you can be assured all repairs and maintenance is of the highest standard and at the best rates.

Compliance checks

All relevant areas are checked for compliance through every routine inspection, this secures the investor as well as tenant. This includes but not limited to

Pools & Spa's - Must be registered and have current pool safety certificate if a rental property or selling a property. This includes outdoor spa's etc.

Smoke Alarms - All properties must be fitted with working smoke alarms, this needs to be checked regularly to ensure compliance. We can support you with a 3rd party provider to conduct these checks and an extremely reasonable rate.

Safety Switch - All properties must be fitted with a working safety switch

Water Compliance - It is more and more common these days for properties to be water efficient, this means the full water usage can be billed to the tenant. A water compliance certificate is required; this can be arranged through Exposure Real Estate, once again taking the hassle from you. The water usage is billed to the tenant for payment then reimbursed to the landlord.
